Why we will not quote over the phone
Almost every number a painter can give you down the phone is guesswork, because the price of a paint job is set by the condition of the surface rather than by its area. Two rooms of identical size can be a day apart once you have looked at the walls.
So we walk the property, measure it, and check the things that actually decide the price rather than assuming them. That visit costs nothing and puts you under no obligation, and if the honest answer is that you need less work than you asked for, that is what the estimate will say.

What moves the number
Two bids on the same room can sit a long way apart, and the gap is almost always one of these six things rather than the paint itself.

The condition of what is already there
This is the biggest variable by a wide margin. Sound walls move fast. Nail pops, failed caulk, peeling coats, water damage or old wallpaper adhesive all have to be dealt with before any finish goes on, and that work is the difference between two bids that look far apart.
Size, height and access
Square footage matters less than people expect; reach matters more. A two-story stairwell, a double-height lobby or anything needing scaffolding or a lift costs more per square foot than the same area at standing height.
The system the surface calls for
An architectural coating, a cabinet grade lacquer and an immersion rated industrial product are not the same category of material, and they do not carry the same preparation requirement. The surface and the exposure choose the system, not the budget.
How much of the building stays open
Work phased around your operating hours, or run at nights and weekends so a business never closes, costs more than an empty building handed over for a week. It is usually still the cheaper option once lost trading is counted.
How much is being moved and protected
Furniture, fixtures, flooring and equipment all take time to protect properly. An empty room and a fully furnished one are different jobs even when the wall area is identical.
Color and coat count
A light color over a light wall may cover in two coats. A deep accent over a pale wall, or a light color over a dark one, often will not, and the estimate says which we expect before the work starts.
What the written estimate contains
- An itemized scope, room by room or elevation by elevation
- The preparation priced in rather than assumed
- The product and system we intend to use, named
- What is excluded, so there is no argument later
- A schedule, including which days you lose which rooms
- No obligation once the number is in your hands

Written scope
Itemized before any work is scheduled, with the preparation priced in.

Frequently asked questions
- Yes, always. We visit your property and provide a detailed written quote at no cost, with no obligation to book and no high-pressure sales visit.

Where we quote
We cover the greater Omaha metro and Southwest Iowa. These are the communities we name because we actually work in them, rather than listing a radius and hoping. If your neighborhood sits just outside the list, ask anyway.
